1.     LAND PROCUREMENT

Now in partnership with KREATE and KONSTRUCT, JACK JOHNSON will collaborate closely with you to procure land by understanding your unique vision and lifestyle aspirations.  He will strive to match you with the perfect property, reflecting your individuality and investment goals. 

2.      SITE DISCOVERY

Our design phase starts with walking YOUR property to explore the topographic features of the site.  

This enables a seamless integration of the home with the natural environment establishing:

  • optimum building footprint 

  • set-back requirements 

  • geographic house orientation 

3.      CONCEPT DESIGN

The first steps to create the initial house design include:

  • Layout of floor plan 

  • Determine site plan showing lot access

  • Develop preliminary sections and elevations

  • Prospective house design sketches

  • Brainstorming exterior material palette

4.      DESIGN DEVELOPMENT

As an extension of the schematic design we work together to finalize:

  • Create 3D sketch model to help YOU envision yourself in your NEW space

  • Finalize floor plans and elevations

  • Selection of building materials

  • Confirm exterior material board

  • Approve and hire civil, electrical, mechanical and structural engineers

  • Develop high level construction budget

5.      CONSTRUCTION DOCUMENTS /            PERMITTING / BUDGET 

Before breaking ground the following documents are required :

  • Completion of Architectural and engineering plans 

  • Submit finalized plans to the city and HOA for approval

  • Resolution of city redlines

  • Obtain building permit

 

While documents are reviewed and approved by the city:

  • Send final plans for bidding 

  • finalize the construction budget

  • Sign construction contractor agreement

6.      CONSTRUCTION

Our KREATE AND KONSTRUCT team and our network of trusted sub-contractors will see your project through to the finish line by:

  • Managing sub contractor work

  • Reviewing shop drawings

  • Regular communication on build progress with home owners
